1.  Who is the Developer of the Reserve at Gearhart?

2.  What is the size of the property?

The original property, purchased from two separate parties was approximately 89 acres. Thirty-nine acres were transferred to the North Coast Land Conservancy  and dedicated as habitat for the Oregon Silverspot Butterfly in a continuing program to restore the butterfly population to the area. Fifty acres were actually developed.

3.  How many homes will be in the community?

There will be 130 individual lots, ranging from 10,000 to well over 20,000 square feet in area. Some purchasers may wish to build one home on 2 or more lots, but the maximum number of homes built can not exceed 130. View lots for sale

4.  Is the Community gated?

The Gearhart Planning Commission has decided that they do not wish to have any gated communities within the City. However, the roads in the Reserve are currently designated as “private” and although there are two roads – Sheridan Drive and Drummond Drive - leading from Highlands Lane into the project, only one will be open to regular traffic. Drummond Drive is an emergency access and egress route only and is equipped with a break-away gate which can be forced in an emergency, but will remain closed at all other times.

5.  Is the community protected from storms?

The Reserve at Gearhart is located just east of the shore dune along the Oregon Coast. The location is well protected against the full forces of the occasional winds and blowing sand that occasionally pound the properties actually overlooking the beach itself.

During a recent “50-year” wind event, no appreciable damage was done to any of the homes in The Reserve (the dune and homes to the west and south bore the brunt of the storm). Many trees in the local area were lost, but of the over 335 street trees in the Reserve, all remained undamaged. Utilities are underground and the 24 street lights emerged unscathed.

6.  Are there any owner association fees?

Yes, there are assessments on the lots to cover such things as common area, road, street light and signage, and community sanitary system maintenance. These fees are presently $90 per month.

7.  What are the taxes?

Clatsop County levees taxes at the rate of 11.4161 per $1000.00 of assessed value of the property and improvements within the City Limits of Gearhart. There will be one yearly tax statement from Clatsop County.

8.  Who may I choose to build my home?

There are several builders in the area and a list of some who are involved in this community are included on this website.  Six are currently building in The Reserve.

There will be no restrictions on which builder a buyer might select, but the Developer is insistent on maintaining a very high quality of construction and design in the community. It would be very wise for a buyer to thoroughly check references of any builder they might choose. See a list of local home builders.

9.  Is there a time limit to build on my home site?

No; an owner may purchase and retain a lot in The Reserve at Gearhart indefinitely prior to beginning construction.

The lot must be maintained at all times and no weeds, brush, or scotch broom may be allowed to cover the lot. No debris or manmade items of any kind may be left on the lot and no signs of any sort may be placed upon the lot or in the adjacent utility easement or right of way.

If the lot becomes unkempt, the Developer or the Homeowners Association may cause the lot to be maintained and the expense of such work shall be passed on to the owner.

10.  What are the minimum building requirements?

The minimum heated square footage is 2,000 s/f on the perimeter homesites excluding porches, garages, outbuildings and no structure over 3 stories is permitted. Interior homesites have a minimum 1,500 s/f requirement. There are several items in the Covenants, Conditions, and Restrictions covering siding, roof materials & pitches.

Single story homes are discouraged, but may be constructed with dormers and windows above the main floor to suggest a loft or second story. 11.  Is there financing available?

A list of area lenders familiar with this project is included on our Website. In addition, you or your sales representative may have lender contacts that could finance your purchase. It is recommended that the purchaser inquire about the various possibilities with more than one lender.  View list of local lenders

12.  Will I have an on site sewage system to maintain?

Although the lot sizes are adequate for on site systems, the Developer has installed a community sanitary system to serve all the lots. This allows you to make use of all possible buildable space on your lot. The Oregon Department of Environmental Quality has issued the permit for the system and it is completed and in operation at this time.

The system consists of one 1500 gallon tank and pump on each lot. The pump sends waste water into a common line in the street where it is directed to a state of the art, below ground treatment facility within the community. Following treatment, the waste water is be pumped to an underground drain field in the butterfly habitat area to the east. The byproducts will nourish the coastal prairie grasses and flowers which the Silverspot Butterfly uses for reproduction.

This configuration eliminates large septic tanks, drain fields, and reserved repair areas on the individual lots and opens up the entire lot as useable area. The individual pumps will be monitored at all times and should a failure occur the maintenance contractor will be alerted to make immediate repairs, even if the owner is not in residence at the time.

Each individual homesite installation will become part of the entire system once the manufacturer’s warranty period is over. The monthly homeowners dues will include all maintenance costs with the exception of the occasional pumping of the on site tank. 13.  Can I purchase a complete home and lot instead of designing a home and hiring a builder myself?

Yes! Gearhart Homes is building 5 homes which will be available to any purchaser. They are also offering additional building plans on certain pre-selected lots on a pre-sale basis. More detailed information is available on their website, www.gearharthomes.net.

They can also work with you to settle on colors and specifications on one of thesehomes, or even help you select a plan and build it for you on your desired lot. Several other area builders are beginning construction on homes for sale to those interested in purchasing a finished product.

14.  Can I rent my property at times when I am not in residence?

Long term rentals and month to month arrangements are allowed.  In consideration of all the residents in The Reserve at Gearhart, short term (less than 30 days) and “vacation rentals” are not permitted.

However, in order to protect all homeowners in the rare case of a nuisance tenant, the Developer or the Homeowners Association may take action to require the owner to cause the removal of the tenant. If the tenant is not removed, the homeowner may be fined on a per day basis until the situation is resolved.

15.  May I purchase a homesite that is not presently on the market?

Homesites in later release phases may be purchased on an individual basis if you do not find a suitable site available at this time. You or your agent may contact one of our representatives for pricing and submit a written proposal through them and we shall respond within three (3) business days.
